I have heard that iBuyers are paying those who drive neighborhoods a lot...Uber and Lyft and Door Dash people, new paper delivery persons...to keep their eyes out and bird-dog for them in regard to houses that may be potential quick, cash sales. Seems like a stretch and not only because it would likely be a violation of RESPA to pay an unlicensed person for such information.

No ROI to flip in SD,CA. Zillow is a non-profit minor threat in the iBuyer world. They're bigger threat to agents is their sucker leads.

You'all keep financing them and giving Z your listings and buyers, so until you stop, they exists.

No but, I heard from someone in the ATL area that they are making rather high Offers there. Who knows how it will turn out, based on the inspections/repair requests? Still, high Offers seem crazy to me!

They were supposed to sign a lease here and backed out at the last minute (I think it was March, April or May of this year). OpenDoor and OfferPad are active and buying/selling here. I've shown several of their listings.

Funny thing, if their investors only knew how little they follow-up (when they are the listing firm) with their peers (other agents), they'd be putting their money in other outlets. Those types of follow-ups are great for getting your listings SOLD and they could care less if you bring them a buyer...in fact, they quite often don't respond to repeated questions about their listings.
