I've always joked that we wake up unemployed every day until we make a sale. Even when I'm in escrow, I know I need my next closing to be lined up if not  in motion.

Well, as long as I'm with a Broker and pass my continuing education every 4th year, pay my dues and MLS fees, even though I might not have something cooking, I consider myself self-employed.

I suppose it depends a bit on your definition of "employed". I rarely had nothing pending and always considered myself self-employed... always working on pending transactions and looking for the next one.

I get it, financially yeah, if you have no work you are not getting paid- you could get unemployment income from other jobs but not us-  so it's like being unemployed. What is unfair is that you still have to go to work, til things are clicking- so technically you are employed but doing a job for free. My goal is always to never be anything like this.

YEs that can be said but there is a however. I am always working n my next lead, my next listing and my next sale. I am not though getting paid for them though so that can look like being unemployeed in theory. The good thing is i always try to keep a balance of new listings, pending listings, listings about to close and tomorrows listings

Being self employed we're always working with the hopes that those energies result in a paycheck...  I think in its rawest definition, we're all unemployed except for successful closing days.  The other days we're just really hopeful.

Haha, I say that all of the time.  People will ask me where I work and if I don't have any transactions in escrow, I will say that I am currently unemployed, yet self-employed, haha.
