I've never found anything hard about doing a CMA. Sometimes it's a challenge to find the comps to actually perform a CMA.

CMA's are not hard. You do need to put in some thought time when good comps are scarce.

In our area, the hardest part is finding comps. Subdivisions are a very small percentage of our market. Rarely do we get homes of similar size, features, age and location.

1. Knowing how to spell it.

2. Assessing the expectation and capability of the seller. Drowning them in pages and pages of a system generated CMA can be counterproductive. Because you can does not mean you should.

3. Understand the PURPOSE. 

HINT: They have access to the same 'value' tools you have. They have a number and you need to know what that number is. Then the hard part comes down to the "I've got good new/bad news" communication skills.

If you really can't come up with a number, seek help from an experienced agent or broker.

I work for a number of banks doing them daily. on average i do 2 a day. The challenge is finding comps, but then when you find them, the biggest challenge is knowing what to add or deduct for the differences.

No comps exist. Some one has to search in another county 100 miles away.

Example is an estate near San Francisco, the assessor office determined an equivalent comp is Herst Castle and reduced the SF property tax by-20%. Distance involved is 400 miles.

Finding true comps or at least reasonable ones that can adjusted accordingly is the toughest part of a CMA. The variables of adjustments will vary widely depending on the market.
