Yes, the eye does buy. I think using luxurious, high-quality photos in our marketing does make a difference.

I don't have time to dive into all this, and I'm retired Annette Lawrence , Palm Harbor, FL 727-420-4041 but to simplify it yes I think attractive print advertising is important (you would be an idiot not to think so).

The hardest lesson I found to teach Sellers was getting the point of curb appeal across. When I'd hear "We will give an allowance for painting or for a new roof" it was time to put on the agent boxing gloves and punch them right in the nose!

Yes, the eye buys.  I always think of Barbara Todaro when I hear that. 

Every home is unique. I do whatever is necessary within the budget to present a home in its best light.  Not all homes get dressed for the prom. I list many homes with deferred maintenance and the sellers have zero dollars to invest. The torn and splatter look in trending clothing does not translate to homes. People are not willing to pay more for the torn and splatter look of a home ... they are looking for opportunity and a discount.

I'm probably not going to. If I understand the post correctly the main it looks old worn and "comfortable" but brand new thing that common around here is paying extra for gently distressed look on some wood and manufactured wood floors. I don 't know if that what you talking about or not - but other than there's some days when I feel like I'm torn or have a hole in the side of my head and have a "distressed" look......

I've always incorporated photos that tell the story of the house.  Not too many photos, no photos of things that don't need to be there.  Control the journey and encourage them to come in for more.
