Our Contract calls for the BUYER to consult with their CPA/tax/legal advisor for independent advice prior to deciding what type of deed and way to hold title.

Title officer might provide a handout listing and comparing the various ways to hold title, and/or the various types of deeds that may pertain to their purchase.

We as real estate brokers (along with title escrow staff) would direct our clients to independent legal advice.

we use real estate attorneys in MA.... we leave those explanations to the client's attorney to explain and help them make the proper decision.... we don't wear that hat....
