I used direct mail for moderate priced properties in a specific community with an 8-10% turnover per year. After the first year almost every listing was mine.

For upscale buyers placed an ad four times a year in a luxury magazine. Took around 6 ads before I got my money’s worth

direct mail marketing with postcards gets us listings.... they sell as fast as we get them.... I do a full page in the monthly newspaper and the two complement each's good visibility and branding!!!!

"Other Than"??? My best lead source has always been getting out into the community I serve and making myself useful. Volunteer, shake hands, attend ribbon cuttings, get involved. Do these things and you will have so much business Allan Stofer you wont have time to look on line for lead services.

As Barbara stated and I have experienced, direct mail is hard to beat and almost the only sure access an agent has to the citizen.

I live in a place where many vacation and where the meet up places of locals is predictable. An info box hanging from a rear seat window does attract the 90 day market.

However, what you should do is beg, borrow or steal a house in which to host a market research purposed open house. Only then will you know what those with real estate on their mind are actually doing and what they feel they NEED. That last piece is incredibly important.

Now you can spend your dollars intelligently.

Zillow, are my top two lead sources. If you wan to do volume (25+ properties per year) then you must be advertising with these sites. 


I also use almost every single referral web site out there ... homegain, homelight, upnest, local expert and others.. i get 25 to 30 listings per year from these sites. Some are better than others but I get a ton of leads and easy listings bc they are calling me or have requested into. 

But by far ... my best lead source is ZILLOW. 


You will hear agents in here bash them and call them Satan ... whatever, do not listen and go about your business with Z and AND make money!
