no.... if people are spending their time looking for used items for cheap $$, they're probably not looking for a home.... if they were, they'd have their own garage sale and get rid of their own "STUFF"

Maybe, if you get lucky. Garage Sale buyers aren't there to buy homes but they may know people who are or they themselves may be thinking of selling. I'd network with everyone & see what comes of it, gl.

I have not, but have heard of it done back when I frequented Lab Coat Agents FB group.  It increases foot traffic and your garage sale will likely get a good boost.  You will have different people drawn to the garage than the house and it's highly unlikely you'll convert garage sale goers to open house visitors.

 

Just be sure to have people dedicated to working the sale and the open house.  Don't pull from one to help out the other.  Don't have the seller present, if you can avoid it!

But we have a sponsor neighborhood garage sale weekends where we use our signs to guide would be buyers down streets were almost every neighbors holding in the garage sale. The opportunity to market the neighborhood or something creative for the difference was fun and successful

I have heard of people asking about the listed house while the garage sale was going on - and actually buying the house!  BUT there was not an open house scheduled at the same time.

Not me. And it is not typical in my area. Sometimes the items have tags with prices and if the visitors are interested, they can leave their request for the item to purchase later or come during the estate sale hours.

Yes and we sold the house to a garage sale attendee! That buyer had an agent and as it happened, it was the agent who sold my husband and I our first home here in Charlotte! LOVED working with her.

But, I digress - YES and they can be fruitful!

Yes, I did a three-day-long open house along with the three-day garage sale. Everything in the house was sold and within a day or two so was the house...bought by one of the shoppers!

We did one back in may during commmunity yard sale and Open house (1st day of Showing), had buyer come thru said she had to have the home, referred to another agent in the office and was under contract that evening, settlement next week!
