I have checked the Z value on my property. It's laughable. Way over valued. I have no interest in selling but if they would buy it from me for that value, I would sell.

Most definitely!  It is good to know what the uninformed masses are going to see.  I hear enough "oh but zillow says it's only worth X" that it's good to know ahead of time.  It won't influence anything.  Right now I have a listing that's about 100k off of the zestimate, because the prior sale that it's basing the price on was a bank foreclosure sale.  So yes, I'm ready to have those discussions, should they come up.

Sure. It's good to know what the Zestimate is on a prospective listing so one can be prepared to handle the objection/consideration about it. Especially if it's way too high.

Yes of course. They cannot help but be curious but correct .... that is the point. I had one seller tell me 20K more than what other houses sold for because of Z. I told her that I didn't care what it said, that it had never even been in a house in the neighborhood.

Wellp. Zillow no longer says I have a pool. (I've never had a pool)
HOWEVER they show my 3/2/2 as a 2/2/2.

And it's undervalued by about 20%. Figures since they think it's a 2.

Only when getting ready to go on a listing appointment to see just how far off their estimate is. But I also check the AVM's from others besides Zillow.

Can't remember a time when being less informed was an advantage. I'm not saying they're accurate, only that knowing AVM estimates have come in handy many times since their inception.

It is very rare that I compare Z to my market analysis.  When I have they are almost always off the mark.  When the conversation gets brought up by the seller I am quick to share my opinion and use my thorough market analysius to prove my professional opinion again the Z!

I do check Z out of curiosity. I check other on-line estimates, also. There is often a substantial spread among their guesses.
