I usually meet clients at their home or a local restaurant for a cup of coffee ... non-threatening ... probably do this 98% of the time.  The 2% come to my office.

With Sellers/Landlords, I usually meet at their home, or business condo/office, as the case maybe.

With Buyers, I sometimes meet at one of the 10 HomeSmart offices near the search location - especially if we have to look at several listings and fine-tune search criteria. Most often I meet Buyers at a cafe or restaurant for the initial consulting about the market and contract process.

Most of the time I don't meet buyers at the Office. I meet them at the property we are seeing. It would usually be out of the way to go to the Office 1st. I go to the office to check my mail and interview new agents.

Zero.  Don't have a formal office.  Back in the 90s when it was almost unheard of to have a "virtual office" my folks almost never went into the office.  It's one of the reasons why we opened our own vitrual company way before they were popular.

Most of my client meetings do not take place at my office. It is not uncommon that I meet with clients at an open house and follow-up meetings are at showings, inspections or done electronically. In person meetings also take place at coffee shops and their homes.
