I don't really go after listings, although listings are mostly what I do--I'm blessed with referral, repeat, reputation. If there was one challenge, I would say that sellers often have an inflated view of their value despite what they are shown via the stats. Another agent will buy that listing.

1. I've had to 'compete' with iBuyers twice in the past few months - with loyal, repeat clients asking me to explain why they shouldn't go the 'easy route' with the eBuyer Offer. I wound up listing both but, the fact that very loyal clients are asking me to, basically prove my value, certainly gave me pause.
2. The market is beginning to level but, sellers want to price their homes well above comps that are either similar or better. Over-pricing seems to be more prevalent in recent months.

I would say the biggest challenge today is justifying your commission. It seems everyone, no matter the price point is looking for a discount. If you get the listing appointment, you better come prepared. You have to sell them on the value of your service, not the cost.

Contact is the paradox. Getting an opportunity and then trying to secure it reads as a mixed message to seller. Elevator speeches and aggressive tactics don't bide well with the nest egg of the seller being protected & maximized. People want to hear & know first about their interests and then everything else using their timing not the agents. Unfortunately the agent needs to secure it first and thus the mixed message

Most listing leads i get are referrals. However as with any listng, the biggest challenge is showing them what value I add as a listing agent. Then why i am better tham a discount agent who may have offered to list and do nothing else for a lot less. Service sells and that is my message
