I have had that request several times over the course of 16+ years. I first ask them to share the comps they are using ... then we will review the comps I used. It's worked well for me.
Now, if the agent is being a jerk and attempting to convince me I don't know what I am doing, my comps are all wrong, then I wish them all the best.

Buyer Agent here!
I've asked listing agents to share their comps before and been very polite about it. When I ask there are typically 2 reasons:
1. My buyers and I are having a difficult time seeing the list value in the home. Therefore I'm asking the listing agent to provide comps to see if there are some I'm simply missing.
2. The home is obviously overpriced and I am questioning if the agent even ran comps (several times they have not).
Either way, I'm doing a lenthy CMA on my own. Sorry to see it looks like your person was not doing any research on their own!

I occasionally ask for it.
Not because I can't do comps, but to force the LAgent to review the fact that they listed too high.
It is mind boggling at some of the answers I get...comps from 5 miles away...the seller wants to move up...or blatently no understanding of what an appraisal is.

Absolutely why not sound information will show value and I think in most cases will result in fair offers.. there will always be low-ballers in any market though as there are home sellers or encouraged by the listing agent that over-price to "TEST the Market" or in the case of the listing agent that use this as a snag to "Get The Listing"
Oh yes Mr. / Mrs. / Ms. seller your home is absolutely worth $50k more than your neighbors... yes that other agent you spoke with is very wrong that new mirror in the bathroom and the fresh coat of paint do make your home worth the $50k more at least ;-)

Of course. However I would do so in ALL CAPS instead of Title Caps.
If you do the heavy lifting for the other agent, the outcome is more likely to go the way you want. Many times I know the comps won't support the price. So, I make it clear they must decide if this house is for them and good luck finding another at this price with these features.

Yes. I'm happy to supply the comps that I've used to build our asking price. Why not? My job, as the listing agent, is to get the property sold, and if I can do that by supplying the buyer's agent with a list of the properties I've used... I'm happy to do that.
If/when they start questioning the homes that I used, I tell them that they're happy to pull their own comps, but we're comfortable with the ones we've cited.

In our area, there are several ways to influence the value of a home. In fact, in some areas, there is many hindered of thousands of dollars in differences in price, and a good agent can research and identify those areas of discrepancies and provide astute answers to a buyer's questions on price. And how many buyers have you had that thought the price was too little?
A CMA has a measurable amount of subjective research involved in the process. If you have to ask for the comparable homes the agent used when listing the home, you are not doing your job. If you do not believe the home is worth the asking price, don't show the house unless you are working under a buyer's agreement and then justify your position with your research. You have not been hired to determine the selling value of the home for the seller.
