I don't think it does. It might get your offer accepted over others, but unless other fantastic terms come with the cash offer versus a highly qualified borrower with excellent terms, I don't see why it should buy a deep discount. Ultimately, it depends on the offer, the situation, the home, the seller's motivation.

Depends on the property! If it's harder to finance, maybe cash might justify a lower deal. But if the property is not hard to finance, doesn't have huge condition issues and will appraise for the sale price then cash or financing is going to be the same to the seller.

Nope. Cash buyers want to think is does. Green is green whether it is cash or a mortgage. It might help them win in a multiple offer situation but, the offer still needs to be competitive. Also, from my experience, cash buyers are picky over inspection items.

What is "low"??

Cash typically can get at least some kind of discount but not always and as Candice A. Donofrio mentioned when there's no pushing the appraisal situation, good condition etc - it doesn't matter too much to the seller if the cash he receives comes from the buyer or the buyer's bank.  So a cash buyer would be folly to think they are going to get huge discount in our market.

It depends how bad the seller needs or wants to sell. I have sellers who will wait for top price. I have sellers that need to sell to beat the foreclosure man. I like to give my sellers the good, the bad and the ugly of cash sales.

I say "no". It all becomes cash at closing.  The time frame to close is shorter but typically not enough to justify a significantly low offer price.  IMHO, there's more value for a seller in inspections being waived than taking cash in today's climate.

There are many components in an offer the Seller has to consider.  In addition to no conditions, the closing date can also be a big factor.

Gosh, discussed here all the time - cash does not justify 20% off. Most sellers will wait the 30-45 days to get the extra money. Think of that return?

Honestly, isn't it cash for the seller anway? 15 days for this way, 30 for that way.

It all depends on the motivations of the seller. Sometimes cash is king, sometimes a financed offer is the better way to go.

The benefit of CASH must be associated to solving another issue such as time, condition, encumbrance, privacy, things behind the curtain. fatigue, laundering or property/personality quirks.

Cash definitely has advantages but all cash offers can be beaten but savvy home buyers and buyer agents.

Often times I see those making cash offers use it as justification to under pay this is a huge mistake, as a solid well constructed offer can beat a cash offer I know this from experience on both sides of home sales.

Only substituting preapproval letter. More than half of my deals are done in cash and quick closing.  The very high end(>4 m) are often done with cash as there is no tax advantage to get a mortgage.

Yes...if the circumstances line up.

We all know that a seller almost always gets cash in the end even if the buyer is not paying with cash. So when the question comes up about cash being king, my answer is also a question...How much cash?

If the property has been for sale an overly-long time a low-ball cash offer may be what they need to get the property sold.
