Multi-family investment.  From an investment standpoint, if you have a vacancy it is less of a financial blow than with single family residential.  You still have the income from the other units to help cover the monthly mortgage payment.

land and new construction.... it's like salt and pepper....cream and sugar.... you do one, you must do the other or it's not the complete picture.... 

why new homes?  if you have one subdivision, you'll have inentory and buyers for years... if you are fortunate enough to have more than one at a time, you'll be soaring with the eagles... referring business that you can't handle...
