Competition is a great thing...I say bring it on...There isn't a well-known online lender that can even come close to my pricing or my turn times. I love marketing against Quicken, Loan Depot and the like. They all have something in common--very high overhead, which forces them to premium price their rates. Not to mention the requlatory abyss that they are about to take on....

When I was in the auto glass bussiness, there is a huge national chain. They made it difficult to compete with them in any way. BUT...they filed for bankruptcy several times. The point is they set all the standards in the marketplace but couldn't for the longest time make a profit. Yet they were successful at destroying competition until they could make a profit by controlling most of the market. Something is wrong with that business model. I call it unfair advantage and Zillow uses that business model as well.

That does not surprise me, I think I saw it in some plan or discussion some time ago.  KW got into the lending business more than a year ago.  It's just one more way for Z to try and take over the entire chain.  Like KW, I can see them having "incentives" to use their lenders when buying a Zillow home.

 

And yet agents and lenders keep shelling out millions of dollars per year on "leads" instead of putting that money to use generating their own leads...
