If the property is not maintained, it will look like it is in need of care.  Hence, anyone wishing to buy it, they would want to discount based on its curb appeal.

DRAMATICALLY. Property Management impacts profitability and appreciation. All it takes is crummy property management and everything goes to hell. And decent property management is probably 10% of what's out there.

I had a buyer purchasing their rental home.  The property management company keep on deferring repairs until after they moved out. Then they decided to buy the home.  Once the inspection was completed, it cost the seller $15k in sales price due to the deferred maintenance.

This is kind of a "no brainer" Daniel Lloyd . If the PMC doesn't enforce regulations the property is going to deteriorate and become (not just look like) a dump.

A bad one could get a tenant who wrecks the property, A bad one could let to roof leak and fall in and ruin everything inside

A bad prop mgmt needs no example as "bad" shows up over time. A good property mgmt never lets you see the bad because they prevent it. Its tricky because people don't see it until it fails. The trick is to never to let it fail....

Looks like you got alot of good answers already. Although to be honest it seems like a no-brainer ... if you have bad management the property and the profits will show it ... and the owner may have a hard time keeping tenants.
