Professionally and results-wise? It's completely necessary.

If you don't have IDX, your visitors will use someone else's.

And probably someone else.

Why would they prefer to use yours over ZTR? Because yours is accurate. It feeds directly from MLS.

Hi Krista. Buyers do use IDX on websites. Preferably you'd want them on your site and off of Zillow and other sites.

If it's a site that you're trying to attract buyers, then absolutely! I prefer my buyers utilize my IDX or my app over Z or R.com!

It's what pays my bills.  But they don't necessarily come to my site because it has IDX, but because I've got a lot of long tail search IDX pages that they find with a general Internet search.  If they want a Cincinnati patio home, they'll find me.  Whether they hire me or not is a whole other story :)

Yes, buyers use the IDX search.

The trick is, ranking above the Zillows of the world, or, at least on page one for a bunch of different long-tail terms.

Or, you can buy ads on Google and/or Facebook.

Not really, but it's probably worth having. Do you want to get someone to your site, then have them leave to go look at listings on zillow, redfin, etc?

I do not know if it's necessary but I liked having it on my site. Once I got duped into a website that advertises here who promised they would tap into my MLS and did not yet they would NOT let me out of a one year contract. It depends on what the purpose of your site is and what you do in real estate.  For me, I primarily work with sellers and my MLS has a portal that is easy enough to use.  When I do work with buyers, that's what I set them up on.

 

Joe Blow of the street with no prior knowledge of you, is going to go to zillow/realtor/redfin to do their searching.

I have a lot of great information on my website, but without an IDX Search no one will ever see it. People go to the web 1st to search, secondly to read about schools, neighborhoods and market data.

My IDX Search it the 1st thing you see on my site (other than my required brokerage info.)

Yes. In my opinion it's a must have feature. The better the IDX provider the better. You want folks to use your site - not Zillow, or other sites.

IDX = YES ... Buyers come to a real estate site to FIND real estate and as REALTORS we need to provide the GOODS -- IDX does that.

I've always had IDX on my site. It seems like a good idea to put the product on the page. I haven't analyzed metrics on the usage. I allready know Zillow users will use Zillow but I like to have it in place for my visitors.

That's one of the valid purposes for an open house.

Ask smart questions and you will get the insight you need regarding where to spend your money.

Let me give a comparisons.

Lowe's and Home Depot have the same stuff.  Ace has replaced most major brand tools with the Craftman brand. There on the fringes is Harbor Freight for the DIY'er who intends to use the tool one time...but keeps it forever.

How does the consumer choose between businesses offering essentially he same stuff?

Intelligent questions will give you the fabric for your delineation. 

CLUE: IDX IS NOT DELINEATION but is 'Me Too!"

NOTE: be prepared to dig into why so many search for homes on the "FISH People" website but do not use fish agents.

Yes... why do most people go to any real estate website? It's to look at houses. Why would you want to send them to someone else if they land on your site. They won't come back if they can't search.

Gosh, swimming against the tide here, but I say no. Most buyers are going to search on the big portals. They rarely seek out an agents site to look for homes. Most buyers are already looking on the big portals long before they are directed to an agents site. Save your money for better uses. Just my humble opinion.

Save your real estate buyer time... you and I like to shop in once and done if possible and that's why big box stores happened. Online you can sneak into boutiques that seem less warehouse ceilings and fluorescent lights but hit me.. hit me again... make it hot and ready buffet with everything and add the sizzle of nifty filtering to slice and dice and zero in quickly on the sweet part of the inventory I can afford and with my gotta have / don't want list considered. How often does your IDX do the chron job server pull to update... how fresh is this info (sniff sniff) and third party clunky IDX solution of hand crafted to display the way you want leaving nothing out? If you are gonna do IDX.. do it right but prepare for pricey Krista Jenkins, REALTOR® .
