Absolutely I do... often information is not complete or unclear and I don't want to send it to clients without knowing more. And I call when there's an error... the incorrect zip code; a townhome categorized as a single family residence. I recall a situation where a home was on .14 of an acre and it was listed as 14 acres! And I knew that subdivision didn't have any 14 acre lots.

Yes. If something is unclear or an obvious error I call the listing broker and if they don't answer I call their designated broker to correct the listing. If it is done with the intent to help rather than make them wrong - it goes smoothly and often builds good will between me and the agent.

I do not make a practice of 'jerking the chain' of the listing agent.
IF my buyers are not making an offer, have not seen the house and are simply rubbing a itch, I let it ride.
Be aware, an agent knows their market. A 'HOME' listed at less than $40 a square foot should be sufficient indication to the agent to know this house is registered at the DMV.
Unfortunately, when ALL information is available in the MLS (not public portals) the agents rarely read the information. You can repeat in the public comments, agents comments and give chapter and verse of HOA regarding age, rent and pet restrictions and the chain will still get jerked.
And yes, you are right, when someone feels duped, they look for someone else to blame.
