if a buyer were interested, why would a buyer's agent be honest with feedback? imagine that agent saying the home showed well and was priced right....  

when I was actively listing property, I never wanted feedback.... I didn't trust it.... I priced the home and knew what it was worth... didn't need feedback...

Brutally honest, but in a diplomatic way. At the end of day, why provide feedback if it's not honest; why ask for feedback if you don't want honest feedback?

I let them know what I notice and pass on what the buyer said about the property especially those that need to work.  One time, an agent was not happy and told me he didn't know what I was talking about.  I thought that was really foolish of him.  Why bother asking for a feedback if you only want to hear a good one while the property is not in good shape?  He might as well tell other agents to lie on the feedback.  I have his name and if I come across his listing again in the future, which I have not for a very long time, I will not bother leaving any feedback. Or I'll leave him something such as thanks for letting me show your home.  That will be a good feedback for him

Depends on lots of things - how much time I have to answer, are my clients interested or not, do I want to help that agent?, when I have a seller asking for feedback - does this agent give me feedback when asked?
When I do give feedback, I try to include something the seller can do something about.

Some of the feedback I've provided are things like "the house showed fine except for the dead squirrel in the living room" or "the clients liked the flow of the house but the feces smeared on the carpet and the unrecognizable blob in the bucket downstairs made them decide this wasn't the home for them."

I prefer honesty over "brutal" honesty. In other words, I prefer to express the drawbacks that impacted the buyer's reason for discounting or deciding against purchasing.

It depends, sme times "my buyer is not interested" has to do, as some agents and even sellers get defensive if you tell the hard truth. When listing homes, i like to have this talk with my sellers, what they should do, what needs to be done to avoid this.

Depends on how the feedback is solicited.

If the solicitation comes from automated forms, I deliver BOGUS feedback, if I bother at all. I make sure it is as important to me as it is for the lazy agent requesting it.

If the personal request is not from a ding-bat, I will provide ACTIONABLE feed back. Let's face it, I need not comment on the busy street. Its not like everyone else missed that.

I view feedback as the listing agent asking for 'a little help here.'

What makes my feedback valuable is the methodology imposed on the buyers I work with.

Be aware, some houses don't merit feedback. Simply "Not right for them," is sufficient. That means the house did not say 'Hello,' ceilings too low,  missing the flex-space. None of which an owner can do anything about.

However. poor illumination, dirty, old, old, old, are things the listing agent can present to the home owner and get remediation or adjustment.

In one instance, traffic pattern made the dining room unusable of anything other than a travel way. The owner moved a door way 8 feet and "BOOM" problem solved and house sold.

Another took a little paint, chair rail, lighting and sold for $30,000 more.

Feedback can be invaluable, but the laziness of agents cheapen the results.  If  you allow your MLS or broker to send out automated feedback requests, you are the agent of whom I speak. I have yet to see a feedback form with preloaded questions to be actionable or beneficial in any way. They are an action of ultimate disrespect. They are a waste of everyone time. And wasting the time of others is disrespectful.

Hey Joseph I've run into this type of property as well and they're really bad flips.  I'm not going to give feedback - it's their job to know this stuff and figuer it out.  I did a long time ago and the guy started arguing with me - seriously Dude?  You asked me directly, I told you, now deal with it however you like! Some would say any kind of feedback effects the seller's impression of the buyer so just avoid positive or negative comments. I am usually on the receiving end of feedback & it's usually short & to the point. That's how I try to leave feedback, short & to the point.

If the home is owner occupied, I will be kind but honest, similar to Debe Maxwell, CRS's comment. If it is a hack of an investor that is painting a home and claiming that is worth a $30,000-80,000 price increase from their purchase 2 weeks ago, I will let it rip.

A "soft honest" keeping in mind that the seller usually gets it too and to be brutally honest isn't always the best approach IMHO.

If a client is interested, I may inform the agent that they are considering putting in an offer and request information.  If they are not interested and were specific in the reason why (i.e., too close to train, etc.) I would pass that one.
