That talk often reveled a lot of interesting facts. Andrew Cooper keep in mind that if you show homes without a pre-approval you may be showing professional thieves homes they intend to rob making you an accomplice (willing or not).

I ask them to get a pre-approval for a loan. Also I interview them and see what motivates them to get a home. If they are leasing and their lease is about to expire, that's a good indication that they are serious. A house that is too small with a baby due in a few months is also a good indication of a serious buyer. Be foreward of buyers who only want a good deal and have not time frame to purchase.
