They eagerly obtain their pre-approval, start using our app and tag homes they want to see and then when you tour with them, pay close attention to their body language.

They don't all exclaim, "This is THE one!" - sometimes it's in the questions they ask and/or their demeanor. 

Gut instinct also kicks in for most of us!

I required a pre-approval letter before I would show any property and when I received a pre-approval letter I would always call the lender and have a little talk with them. That talk often reveled a lot of interesting facts. Andrew Cooper keep in mind that if you show homes without a pre-approval you may be showing professional thieves homes they intend to rob making you an accomplice (willing or not).

Lots of signs but it does have a learning curve. More questions you ask, the better or worse answers you will get. It's also a gut feeling.

Ask them point blank, if we see a house today are you ready to buy it?

I ask them to get a pre-approval for a loan.  Also I interview them and see what motivates them to get a home.  If they are leasing and their lease is about to expire, that's a good indication that they are serious.  A house that is too small with a baby due in a few months is also a good indication of a serious buyer.  Be foreward of buyers who only want a good deal and have not time frame to purchase.

You listened to them and know from the run down of what they want, what they don't and match make. Find them what is the best bang for the buck and you are heading to a real estate closing. A property listing priced right is a beautiful thing too. When the buyer starts talking in terms of the master bedroom sleigh bed will be on this wall, the 64 inch flat screen to watch the Red Sox win another World Series is going to be on that one... you just get a feeling from experience. They don't just love the home, they are in love because waiting around is over. The buyer's facebook, other social media account round robin is announcing the "Hey Dawgs. Look at our new crib bitches" which is another sure ringer dead give away this is the one!
