It's an amazing house! Do I think it's shockingly distasteful that two or three out of the 50 photos depict the fun bedroom? No.

Do I think that they might have removed those items pre list? Yeah.

People are pretty uptight about sex, yes even in this world.

Buyer pool just shrunk and no blue pill will increase it. Sad. šŸ¤£šŸ˜‚šŸ¤£šŸ˜‚

Regardless of any morals or not, buyer niche or not, the bottom line is simple. Lets remember the prime directive. The seller must want to "really" sell his property for the best price, terms and conditions, in the least amount of time. To accomplish this is to appeal to the broadest audience possible - and that's certainly not doing it. You gotta look at it from a business and marketing perspective. That's the bottom line.

At this point, the seller is advertising his perversion or whatever that would be, if any. It may be funny or amuzing for now. But it won't become a laughing matter if it does not sell.

As a listing agent, my position is 'don't waste my time or my marketing money. What do we have to do to sell this house. The answer is clear.

I think it is interesting they bought in 2010 for $690,000 & selling it now for $750,000. Not as much appreciation as I would expect.Ā 

Also I can not seem to find the egress access for the basement, but the photography leaves a little to be desired.

IT IS BEING SOLD FURNISHED!!!! So you do not have to worry about restocking that room with all of the devices & toys!!! Thatā€™s a big plus!

This could be a strategy toĀ eliminate those who are not 'like minded.'

ForĀ example if a seller prefers to sell to a family raising kids the home should exhibit those attributes that will resonate with the like minded.

IN the unrestrained human pursuit of power and pleasure the predictable destination isĀ perversion and violence. There is not shortage of those in that camp.

As an agent would you cultivate referral from such a camp?

NO I don't think the features being included in the marketing to the public will "help" sell the home. I think it shrinks the buyer pool too much especially being so widely marketed. Not too many folks I know would want to deal with, "oh you bought the home with the sex room" after the sale.

ThatĀ  is definitely not the basement and brings new meaning to a Bonus Room in a beautiful 3 story Colonial. I know Maple Glen well and will be inquring to my friends who still live in that area. The room really needs staging it is somewhat drab.

There seems to be a market for it wouldn't be a success as AirBnB.  Furnishings can always be removed, discarded, donated (although not sure what charity would take this)   At least this equipment is "disclosed" in the listing photos so it should come to no surprise to any buyer.

This came at the worst time for me - I'm just finishing a true-crime podcast called "The Toy Box." It tells the true story of sadistic sex in a room that I imagined was outfitted just like this one. Except in this case, most women were tortured and killed.Ā 

I can't see how he thought that would be appealing to the mainstream -Ā it's considered deviant behaviorĀ  by many people.

To each his own, but after hearing the podcast, this room seems scary rather than pleasurable.

Jeff,  What??? Are you providing hand sanitizers to buyers before entering this room? In addition to reducing your buyer pool - buyers that will reject the property outright after seeing these pics - there are potential health risks to parties concerned if the "toys" remain in the house, given the past use and history of this equipment.  One would not leave other used products for intimate use in the house.  Why would a buyer want used intimate products?  Were you planning on doing a separate addendum for personal effects and list these things?  Hope the lender doesn't see it  I say that tongue in cheek but seriously, who would want to touch these items after what they've been through?  What Peter Testa and Scott Godzyk said, Icky and scare buyers away.  Informing the seller of risks even if remote would be my course of action.  Imagine an unattended child thinking they are playthings and getting trapped in the chains, or buyers hurting themselves trying them out. Error on the side of caution and professionalism probably holds here.
