I'd want to see local home sales in a simple format, free events going on that month, maybe a reader's contest, the sky is really the limit, if you're going to the effort of sending out a newsletter take a little extra time to go beyond the generic material many use & make it a good one!

The answer will vary by person. There are many examples and formats that can be seen here on ActiveRain. Gabe Sanders is the first member who comes to mind to me. As Bob Crane notes in his answer: consistency matters.

I once wrote a post about appealing to the masses - same goes for newsletters. There are power (statistics), party (pictures), peaceful (include a nice motivational quote) and perfection people (make it clean, neat & don't forget to spell check - and they'll read it all). Include something that includes them all and your newsletter will be a hit!

I don't provide newsletters, but I would think a homeowner would want to know what they need to do to receive the highest sale price when they list....

I think that the type of content in a newsletter is less important than the frequency of the newletter.
Send them something short, easy to read, and do it consistently.

Over the whole time I have been doing RE, sent snail mail, then switched to enewsletters. I had a 30%+ open rate, and think unless they are thinking of moving, they don't want to read it. I was spending hours preparing this, and now have stopped.

The want information that relates to THEM.
You want your information in front of then in the event they are at that once in tens years point of changing addresses. Nine years of local real estate information may not be what the reader believe relates to them.
Every year, every citizen decides to do something about FIVE things in their life. Your newsletter should have an article about all five things with a local market kicker.
Here's is what I'm talking about. Every year every citizen wants to work on RELATIONSHIPS, maybe even that in-law or sometimes deepening the soul tie with the one they choose to finish the journey with.
When the reader knows there will be at least one thing in there for them, the newsletter gets to come home.
Of course your question could be 'what do they want to know about real estate' and that answer is commentary on ANYTHING they can see.
