Ask your trusted lender or you can always find the current rates on some of the big bank sites on Google as well. We're still under 5% - an GREAT time to buy!

Are you working with a lender that can advise on this?  That is my approach ... I just ask Tom Parke with Mason McDuffie.

I agree with Michael Jacobs . The rate will vary depending on the credit worthiness of the borrower.

My lender tells me that it depends on the type of property, credit score of the buyer, down payment amount, loan program and other things, including the time of day since interest rates continuously react to outside forces.

Any time that I mention an interest rate is "something ish" along with "You need to talk to a lender for a better answer."

If you had to throw a dart, 30-year fixed rates are right now hovering in the mid-4% range (4.375% to 4.625%) for many scenarios.  Jumbos can tend to run lower.  But here's a neat trick you can use:

At a rate of 4.375%, the P&I payment of any loan amount can be estimated to be 1/2 of 1% of the loan amount.  So, for example, $400K would have a $2000 P&I ($1997.14 to be precise).  Try it on your own and you'll see it works every time.

If you're ever in the field with a client it's a great way to provide an estimate on the fly.  And they may even mistake you for a math whiz.  Good luck!
