Steve, I have seen some that are way too long and ad-libbed and look completely unprofessional. My advice is to know what you are going to say, hit the high points of the property and do not drag it out beyond an average person's attention span. Good luck on getting your first one done!

I'd imagine you would need a significant follower base to begin with for you to get any good traction on it.  Personally, I doubt it'll have any more interest than property tour videos on youtube, but I could be wrong.

The over 1000 videos we have on our youtube channel are available for around the clock. The same video render is uploaded to Facebook with links to the listing details in the post and in the description field of the video. We don't gallop through listings in one vertigo causing gallop and the what you show and tell is better with careful edits of the individual set up loop shots. So live you are there spontaneous really only happens with events with community members interviewed... not properties. Mistakes don't get aired this way. We have done short teaser "working on a new listing and check out the kitchen"...then double back to put link to the finished video. Adding the rest of the razzle dazzle.

I have done them. Started last year with a condo listing and it went under contract the moment it went active in the MLS from that tour.

I do them for open houses and just listed, sometimes for price adjustments.
