New construction / blueprints. Having plans already selected saves a lot of time for buyers wanting to buy land and build.

By the time it comes to selling a home, there isn't much need for an architect, unless the agent wants to put a floorplan in the marketing packet.  Where architects can be more useful, is with rennovations that require permits.

In the normal course of regular resales, not much. In custom new construction they are a critical key as in commercial rehab and construction.

for agents who deal with builders and new construction, have a website with a variety of plans that say copyright .... from small basic homes to luxury homes.... 

the last subdivision I did was a 52 lots and each home was different but we started with a plan or two from the architect's website and the builder penciled in changes for the architect.... in this particular area, the homes ranged in size from 3,000 to 6,000 s.f..... 

this particular architect would sell his plans to buyers... or he would deal with builders who had subdivisions....  HPA Designs ....google it.... he has hundreds of plans...

When they have projects. I have used architects to design residential and commercial renovations, to design new garden apartment projects and new office buildings, to mention some of the occasions.

Sadly, most real estate agents will not need your services. 

Many cities require ALL house, property modifications, including a simple detached 8x10 deck to have architect drawings. As you can see a few 2x4is nailed to a few more 2x4's does not merit $$$$ for drawings. What solutions do you have for such real world problems?

We sell many 'time warp' houses and a buyer may not see the potential. An architect may be able to stimulate the buyers thinking with some potential conceptual outcome that fit that space.

As you can see, agents need solutions to real world problems. Can you help?

Not much unless the buyers are looking for options for renovating or building new.

In 25 years I've never had to work with one... and my grandson is an architect... I've never worked with him either!

I would love to have someone to do design and drawings for remodeling projects. Kitchens and batrooms top the list here  but most consider condos too small of a job. A lot of condos in my market need updating so it is always a challenge to find good, reliable vendors who are multi-functional and can do design as well as implementation.

Have not needed one for the real estate end of things, but have for the building enterprises.

An architect came and met with my office, and provided a nice brochure we could provide to clients for new builds, building additions, and the like. It was GREAT except I'm moving to Montana next year and won't need it. I think if you met with real estate offices, and let them know who you are and what services you provide, that would be perfect. Oh, and provide before/after photos. I think it would be really useful for people buying new homes who want to make some changes, for example, adding a pool house, or adding a new wing or whatever. A lot of people want to change the home they just purchased in some way. Good luck!

 As a real agent, I have never worked directly with an architect, but the builders work closely with architects.

I have sold new construction. The architects were involved way before the sales people.

I could see the need for an architect for a remodel if it will be of considerable substance. Mostly, we do new counters, paint, cabinets, flooring, etc. and do not need architectural help.

When he had our commercial practice, we had several achitects we worked with for office leases, new developments, etc.  In  the luxury residential arena, having the plans as part of the sale is a great asset to the listing agent.  When we sold our home in Los Angeles, we had a full set of plans for our buyer.  They were thrilled.  A

Most architects can provide some insight into trends.  A few who actually buys the properties need realtors to list for them.  I refer to them for added on etc. I have PE license often I can draw submit plans and seal my license # w/o an appraiser or architect signatures. 

Ask what buyers are looking for.

I think they are more into serving the builders that build.

Charge less than $5000 for house plans. Sorry but that comes to mind as 2 clients recently had to pay that each and it just seemed high.
