This is just the seller version of buyers sitting around looking at houses... I call it real estate porn! The only internet seller leads I consider somewhat viable are those who say they plan to sell in one year or less.

OMG.... I continue to be thankful that I have my marketing in search of fresh listings down to a main routine with direct mail marketing every month...once a month to the entire town of single family homes...7,700...

The word 'lead' has so many definitions - to some a lead is anyone that clicks a real estate website - for others, it's someone that had expressed committed interest in buying or selling within a difinitive time frame ... I definitely fall into the latter category for my definition.

Worth chasing? Interesting question that prompts additional inquiries. 

I'm going with NO! I counted on my leads coming from my involvement in the community and that was always enough to keep me very busy Corinne Guest . I didn't need to light up every little corner of the Internet to seek out business.

Now, I do have a page that I use to promote finding out your home's value (specific, targeted area) but, I use that link all over the place - postcards, other blog posts, social media, etc.

I get seller leads from it but, they are ALWAYS from another source or a direct hit (someone typed the url into their browser), NEVER from a search engine.

I can think of better ways to scrub the internet for leads

List to live from the comfort of your office as opposed to driving buyer around town.

It is worth plugging into your reaper system but absolutely NOT worth chasing with your money.

If I knew I had a compelling message about moving to FL, (and they come here from EVERYWHERE) I could anticipate 3% of 27100 raising their hand.  (NOTE: Of that 3% only 20% will actually close. That is still over 100 potential closings in Florida. How many folks in Bismark can I encourage to move to Palm Harbor?)My challenge would be finding the competent agent in their state who can get that home sold while my offer remains valid.

Those agents NOT in a universally attractive destination may not see similar potential.

I look at the leads pertinent to my market rather than general to the nation. I know what makes the phone ring and the SEO kick up locally.

I am taking a total break from buying leads this year!  if they aren't organic - I'm not doing it!

As I ponder this, I realized that most people who want to know the value of their home probably jump on Zillow and check out their Zestimate.  Isn't that what their famous for?   

I offer a home value links in email and on my website doesn't really cost anything, and the results are poor even though there is little effort on my part.  I have never creatively marketed it.  I were to actively market it, my results would not show up in those stats because they click my link instead of searching for "home value".

I am in a rural area with fewer comps.  I do not subscribe to the instant home value reports because they can be so far out in left field they make Zestimates actually look good.

It will be interesting to here other's thoughts on this subject.

I have some key words in my web site about home values in different neighborhoods, but mostly I get buyers.
