What you learned in real estate school has little to do with being an agent... start investing a lot of time in learning how to market, how to plan, how to farm, learn the neighborhoods.

You are brand new...better have some savings...don't expect commission checks to roll in like a Vegas one arm bandit. You are in training to be an agent. Time management... no hourly wage, you are on piece meal payment if successful dealing with the public and must juggle many, not just one deal at a time so time management all the time is critical. Read and study all you can about everything real estate from blogs like Active Rain, Inman online, etc. . If the force is strong because we all know that the sport of real estate is a jealous master and you may become a Jedi whiz bang local legend. Get out of the office, circulate, remember listings are king.

Don't expect to know everything and don't get frustrated when you don't know the answers. Even those who have been doing this for a while don't know everything. Also build good relationships with fellow Realtors in your area. Those relationships can pay off!

Interview brokerages to see what they offer in education or mentorship for new agents they bring aboard. Then, continue with education and "know your market" so you will be knowledgeable about where you will be selling homes. For every 15 minute appointment - spend twice that long preparing for it!

Maintain your learning curve. I know that new license makes you think you are ready to rock and roll but you have just begun to learn what it takes to be a success in this business. It is not as easy as many believe. Like the path to success in any business, hard work and dedication is needed.

This business is not for the faint of heart. You have to work harder than you've ever worked before! So, when you have no business, you HAVE to put in at least 8 hours each day into prospecting and learning. Find a great mentor - when you do, they sky is the limit!

1. Hold open houses to build your data base and get comfortable showing homes. If you don't have a listing, reach out to agents in your brokerage.
2. Work your way through your phone contacts and let them all know you've made a career change.
3. Preview at least 2 homes every day to get familiar with the different areas and what the market has to offer. Especially in areas that you are not familiar with.
4. Just keep swimming.

1. Know that EVERYONE is lying.
2. The agent is the only one accountable
3. This is a character building business. The new agent will need to do things they don't like or want to do.
4. How the agent starts is how you will end, usually $12,000 poorer. So show me a real business plan.
5. 'We got train'n' is the opiate that leads to ruin. "I'll put you to work" is what you want to hear. Refer to rule 1. Without the agents plan in hand, know they are not being honest. So, be an adult and don't make others be dishonest.
If the newbie has no fabric they will chase the sweet words or they may say "Put me to work."
