How do you cooperate? Who's going to help you sell that house if you can't pay them?
Can't put it in MLS if you can't offer cooperation. Why would we even need to defer commissions if it can come out of the proceeds from the home?

I've been willing to defer commissions, and Congress is guaranteeing that they're getting back pay so if the reason is compelling enough that the house must go on the market right now, possibly. Chances are everything will be back up and running soon enough that it will become a non-issue.

Most of their checks are just delayed, they will be getting them eventually, maybe you can just delay the payment of your commission for them.

Not at this time.  3 weeks so far with back pay expected is inconvenient and will create hardships, but by the time the property hits the market, receives offers and is closed, I suspect things will be different.

The government employees are eligible for unemployment in Washington State.  They will pay it back when they get their back pay.

The only one I would list for no commission would be my mother. Period!

I would still charge myself. It's a hard business and we are all worth a lot.

Sellers never pay a commission when their house is listed; they always pay zero commission to list it. Sellers pay at closing when the house sells, out of the sale proceeds. 

I know you know that already; I'm just pointing out that there's no need to do what you've suggested. Just operate business as usual.

no.... selling a home for that reason is not reasonable.... they could rent it out short term to cover the mortgage...

The shutdown has nothing to do with their ability to pay my commission. Either they have the equity in the house to pay me at closing or they don't. If  they are a short sale I will ist them and get paid by their bank when I sell them. One way or another I am getting paid for my work.

Absolutely not..I am running a profit business..and I totally understand..Someone asked me would I work without pay and I said it would be for these reasons that my answer would be yes...If the company would give me back pay later, my creditors would understand and publix would give me free grocery..

However, the situation you mention does not qualify.

Think about it. It is not a well thought out solution, UNLESS, there was a second chapter which capitalizes on demonstrating the agents compassion for the afflictions of others. I could run with that.

For sellers, they pay the commission when the home closes, and buyers don’t pay a commission. So I don’t see that it would help at all. Plus buyers should not be buying a house when they don’t have the money to pay for it
