No... it is not part of my job to pay for maintenance on a client's home. What does being out of town have to do with it? You can arrange for the job and have them billed directly.

This subject would have been broached at listing. A phone call and their credit card gets it done.

William,

No, I would not.  I would suggest to them to have this done, show them the estimate, and supervise it getting done.  That is plenty of donation on your part.  A

No, would not for many reasons including the liability for damage.  I don’t pay for work to be done on anyone’s home other than my own.  Why would we do that?

Depends on the cost, most likely I would let the seller pay for it though.

I would certainly recommend someone who could do the work for them. If they can't afford to do that, they could get out there with a bucket of hot soapy water, a bottle of Dawn, a sponge and a ladder. The end result would probably be similar.

Probably not. I would put them in contact with a vendor so they could arrange it and pay for it. I would offer to inspect after the job is completed. In an extreme situation, may ask a vendor to defer payment until closing!

I have supervised things for sellers to make sure they get done.   Most clients ask for recommendations. I give the a couple of numbers to call and let them make the arrangements.

No but they need to do it. Whether they live in town or not is irrelevant--this is an electronic age and most vendors will take credit card payment over the phone.

Open your pocket at the get = it will not stop.

Depends on the 'certainty of closing.'

IN most cases I would not hesitate to invest in making a home much more appealing for very little cost.

But, when the dude operating the pressure wand cuases paint seperation, there will be some 'splaining' to do.
