In  historic 50 year overlook .25 to .5 raise means nothing. 

However; it is scaring buyers in the low end. Not that you

have any low end priced homes in San Jose Sam Shueh  I see prices

reducing 5% in 2019 to make deals close.

Fed bumps short-term benchmark rate 25 basis points higher. Leaves door open for two more 25 basis point hikes in 2019. News is mortgage interest rate neutral.

Physically it wont affect it much at all but psychologically & emotionally it will as it cannot escape the law of cause and effect...How much effect is the unknown but I predict it to be a morale type issue if anything

Even with two more hikes ... we will still be below an interest rate that would cause buyers to stop. Our economy is rising ... interest rates will rise along with it. Personally I wish the FEDS would not do this so fast.

With mortgage starts down, rates may stay down on mortgages, but they are inching up and when they hit the 5 mark, im expecting a slow down

This was announced several weeks ago. As it is every Q4.

We've been correcting (SD Market) since 2/2018, so I imagine we'll be in-line with the rates by then as prices have leveled off here since July. San Diego's affordability is off the charts unaffordable by traditional standards, so that is in the eye of the borrower.

In over 45 years in the business, those who have to buy or sell do so regardless of the morrtgage rates. Rates are at historic lows. Rates were around 7% with 3 points in 1972 when I entered the business. People were buying and selling at a record pace because rates were low!

Interest rates have risen and will continue to do so. Of course, the increased cost of financing will impact affordability. Home values would have to dip sharply in order to offset the increased cost of financing...something many buyers do not consider when they say that they are waiting for the supposed bubble to burst.
