in the real estate business, it's ALL ABOUT THE PRICE....
if it's in a tough location...adjust the price to reflect that!
if it's in tough condition....adjust the price to reflect that!
if it's freakin' ugly or a dozen other factors.... adjust the price to reflect it...
IT'S ALL ABOUT THE PRICE OF THE PROPERTY THAT'S BEING MARKETED...

"What does this mean?" Good question. Another good question is: "What seems to be the reason that the home in still on the market after four months? If this question can be answered, a change can be made that may get it sold. The change will be relative to the property...price, appearance, marketing, availability to show, motivation of the seller, etc. The market is the market. Saying that it is strong does not get a property sold.

It all comes down to location, condition and pricing. You can't change the location and if the condition is as good as it's going to be (and well-staged), the price is all that is left to tweak.
It's really that simple and I tell clients this right out of the gate.

Hi, Peter.
I think it means that it's either a very unique property, or it means that a downward price adjustment may be in order. Or, it could also be difficult to show. Or poorly lit, cluttered, or needs staging. Have there been showings? Any feedback from showing agents?

Peter,
It really depends on the market place. In the luxury arena it takes more time to sell a home. It may mean overpriced and it may not. A

What is the inventory ? 3 months, 6 months or the locality?
In our area it is not suprising homes outside FB, GOOGL takes 90 days but still sell more than asked. Winter also matters.

I agree with Barbara Todaro - althought the adage is "location, location, location", in selling it's simple: Price it for the market/buyer and it will sell!

Could mean any number of things... price is too high; unique home that will take longer to sell under any market conditions, etc. Plus I'd need to know what went into the media number... are we comparing apples to apples?

Those that aren't serious about what they are doing & why supply us with data of disinterest. They hope & wait for opportunity or luck. Failing that, they come to their sense i.e. market value & behold it sells! This says that

I struggle with exactly how "market is still strong' fits into a property description.
I think, however, that phrase is the ugly cousin of 'Won't last long.'
Both are material evidence of a real estate agent who is mentally exhausted and can only hear real estate agent gobbly-gook echoing in their cranium.
It is however important to note property descriptions are not targeted to agents but to BUYERS. I always like to remind folks if they don't known what the symbol means, the message is not for them.
IN 120 days I would have rewritten the description no less than 4 times.

If it is on the market after 60 days it is over priced. Over 90 days really over priced and over 120 days, it is massively over priced

It means it's price is not in alignment with buyer expectations for the condition, amenities & location OR it has an incredibly unique niche that will cause added market time.

DOM is not really important criteria for all real estate. Most luxury listings stay on the market few months or sometimes even few years. We have many 3-10 mln newly built houses, eventually they are all going into escrow, but it takes time.

It means the home may be overpriced, but I can't say without more information. "The Market" is a vague statement. Is this home in the most active price range or a lot more. A $2,000,000 listing will generally last longer than on at $250,000 in any market. It may be slow in one price range and crazy busy in another.

Well if the average is around 90... 120 is within scope typically but it depends.. Showings strong or weak? If there have been strong showings but no acceptible offers the condition or price or both are driving the buyers to that homes competition. Weak showings could include these two as well but the marketing by the listing agent should also be reviewed and considered.

It does have some caveats attached - price point, location and condition.
