Unless you live in a cave, you know how others get 1,000s of wonderful reviews. THEY BUY THEM.
Just last week received the offer of $10 if I write a review. And I did and got paid. Then came a follow-up or over 200 recognizable companies offering the same opportunity.
Some companies create reviews that allow the respondent to respond with multiple choice selections. (NO TEXT INPUT) The reviews posted is always, 'Great service,' 'fast response," "very helpful,' and more and more meaningless stuff.
My suggestion is if your property management company does anything right, solicit the evaluation at that moment. Don't let it go cold. And if you are really serious respect their time by rewarding good behavior.
It is the nature of the beast to tell 10 when one feels they've been shafted. If good work is done the recipient will only tell 3. This is a good time to collaborate with other local businesses.

Short story- I have a friend who has a great company. They also do property management. They have five reviews- all of them are bad. They are from people whose credit was poor so they were denied the ability to rent.
They have a competitor with over 40 reviews. most of them are good. The reviews are from property owners who appreciate the top-notch service they have provided. But the competitor made it practically his life's mission over the past year to cultivate these reviews.
Yes- you can outsource this but be careful. If the reviews are not real it will be real trouble. If you direct your happy customers to places like Facebook, Foursquare, yelp and google maps you have to hope they actually go there and write the review.
There are companies that automate these services for a fee. I would make sure (if you do go this route) their service does not only work while you pay them a monthly fee and revert back when you stop paying the monthly fee.

Oh, I have a buyer who is building (new construction) and we sold their home quicker than we thought we would. So, they needed a 1-year rental and were fairly targeted in their area so, I helped them locate one. The one that I was certain they would like, I hoped they wouldn't choose it because of the reviews of the property management company.
Of course, that's the one they chose! I told them if they had ANY issues to please reach out to me. Last week, we were meeting with the builder to review progress on their new home and they were RAVING about the property manager! Go figure! I told them they should write a review - "You know, only the disgruntled seem to write reviews and you would be a bright light on their review page!"
It's so difficult in property management to nail down the positive reviews but, I would focus on those - don't buy them. Just keep plugging away at getting them from your tenants and landlords. Good luck, Dennis!

There are many ways to go about this for results. Some are "white hat" (asking for reviews when people are happy) others are "grey hat" (offering a gift card for a review) while some "black hat" (buying fake reviews).
What some entities like White Spark (they do reputation management) say is to address the negative reviews in a professional manner (in other words, state "just the facts" and don't get into a pissing match with them).

There are a few ways others use - buy them, make sure you respond to EVERY "unshiney" and "shiney" review and have your good clients post them - you can send them the review and ask them to copy and paste them it, you can hire a company to do this for you as well

I would be intentional about asking for them. Create an action plan and make it a part of the process at some point.
I would not outsource this unless you are 100% sure the company is legit and won't break any rules. For example, most review sites say you cannot pay someone for a review however many people do. Also, many of these review companies are frauds and actually post fake reviews which can be found out and damage your business reputation by getting your review site removed or banned.
It's always good to stay on top and have good reviews in case you get a bad one. If you have many positives the bad ones can get lost in the mix. If the only one(s) that show up are bad, that's a poor reflection on the business.
Also, in the spirit of sowing and reaping, make sure to leave lots of postive reviews for companies you do business with. As we sow, so shall we reap.
