    Call them.  No script needed.  Just be yourself and talk to them.

    The key is you need to respond lightning-fast, because they are probably contacting other brokers and agents.  You need to be the first broker that they talk with.

Identifying where you found them definitely let's them know you're not just a telemarketer, so I like to include that info.

 

When I was using Zillow long form leads as a lender, I would call and say something like "Hi, this is John, I'm the local preferred lender with Zillow and they reached out to let me know about home financing questions" and then took the script from there ---- made it a very warm intro.

 

My biggest recommendation for those leads is to make sure you have a CRM and really on-point follow up in place so that for the people that aren't ready immediately (most of them won't be), they don't slip through the cracks.

No, I have no script. No matter where my leads come from, I call immediately, and listen to what they say. Then I'll know what to do next.

And they don't care that you may have received their name from Zillow. If you said, "I saw you were looking for help with 123 Main Street" that would be more effective than saying you were responding to their Zillow inquiry. Most people don't remember which house they clicked "send me more info"

Ahh, a test of 'What do experienced real estate agents know....or think they know."

Zillow: Hi I'm a unscrupulous crook and want to help you find/sell a house.

Realtor: HI, I'm Annette. The report you requested on Realtor.com is ready. What address would you like it sent to?

Other: Hi, I'm Annette. What did you think of the report summary? There are a few inexpensive things you can do that will change the projection dramatically. When can we meet to review those details?"

MarketLeader: "Your home evaluation was sent to 123 main street. What is your impression of the report." "I was never on the Internet!" "SO sorry to disturb you. Do you know who Anonymous is?"

I have found starting the conversation with "How about that rain?" actually does soften the introduction.

I personally find it important to know what triggered the citizen inquiry. Having a cause makes the call something other than a cold call which is in essence a Internet Lead who has not recollection of what they did on the internet last night. For example if the 'cause' was my offer of the local 'subsadance' map, that will prove helpful in the opening sentence.

If there is no identifiable  PURPOSE/SCRIPT associated with the lead, this IS a cold call. Too often that was my experience with MarketLeader. The agents has no assurance what created the lead and the citizen is equally clueless.

Call immediately if possible.  My understanding from Homes.com is that you are not the only notification they send out.  They also send notification to the List Agent, even though you are the one paying for the leads.

So if you cannot be on top of this, your money goes down the drain.  

Be yourself and make the call.

If you are going to work web leads of any kind, the best advice I can give is to respond quickly. Many times people fill out multiple forms online or call multiple agents and go with the first one they connect with. If you wait too long, and don't get a call back they may have already found an agent.
