   In my market, Thursday and Friday are great days.  So many Buyers here are looking over the weekend, especially at this time of year when it gets dark at 5:30 or 6:00PM.   Plenty of time to advertise "Open House" on the internet, plus it shows up as "new listing" on the MLS hot sheet either Friday or Saturday.

Thursday would be better but, when you list, make the announcement for the Open House WITH the listing.

The first DOM gets more online views than any other time and in Charlotte, that's Thursdays, Fridays, Saturdays (in that order).

The first 14 days is golden and it didn't matter much what day it began, was my rule of thumb in thinking. If the listing started after certain Open House deadlines, no worries, just a little more time to percolate on the MLS, and that in itself could be a positive for your Open House weekend the following week.

The start of the DOM doesn't need to be the same date as the listing agreement as well.

Any time is the right time to get paperwork signed. You can still do an impromptu open house on the weekend to get feet through the door. Send out a mass email on the MLS, pass out flyers to the neighborhood and invite them all! Plan a more detailed one the following week.

It's a good question and I haven't read any of the other answers but when I sign a listing contract I have a 'no later than' day for marketing to begin written into the agreement. Depending on what I need to do it could be a few days, a week, a couple of weeks later. If I need to order special signs, special photography, if there are holidays to work around etc. I would prefer to hit the ground running but with a full collateral package to offer. In your example with an open house, there might be even more lag time to allow for proper advertising. Having said all this, it depends on the market.

I like putting listing in MLS on a Monday night Tuesday morning. Most agents are in for sales meetings in our area Tuesday / Wednesday and more eyes will be on the new listing hot sheet in MLS. Or go the coming soon route if you have that status.

It depends on the market.  It would not be bad in my market to go live on the MLS Thurs evening or early Friday morning and host opens on the weekend.

Just because a listing contract is signed...it does not have to go on the mls. There are work-arounds to handle the situation. We often get contracts signed on houses that will not go on the market until prep and staging have been done.

I don't do open houses. I list all my properties on a Thursday as much as possible to get the weekend traffic. But that doesn't mean the listing agreement was signed on Thursday... it takes time to get photos, prepare marketing materials, etc. My listings are signed a good week before I actually "list."

I wouldn't worry about a couple days difference in DOM, start marketing it right away. Check you MLS rules...they may require that it must be active in MLS w/n 24 or 48 hours. If your inventory is as tight as ours has been, the sooner it shows as active the faster it will sell. And I would still do OH that same weekend.

Depends on the Rules & Bylaws of your MLS. It has to be active within 48 hours in my market. To advertise an open house online (& the office email blast), it would have to entered into the MLS. To make it into the email it would need to be entered Wednesday. Make it a "first showing at open house" and you have the publicity and ability to get the email out, all the while generating interest in the property as buyers find it on their search from Wednesday onward.

Here in NH the weekend can be very busy. There is no reason to hold listings back froma weekend. Online ads can be instant, no need to wait for newspaper ads anymore.

I don't know if there's a "right" time, but I'd do it right away. If I put it on the market on Friday and the seller wanted an open house, I'd do the open house that Sunday. If the market is hot and the house is priced/presented well, it could be a great weekend.

Make your open house "online" for around the clock. Your out of town buyer, too busy in that short window of physical gotta be there open house wants to know ASAP about anything in their price range that fits the real estate need. Ramp it up, get the online open house video up and running pronto. You could sell it yourself before anyone else peddling properties gets wind what you just listed. Get those property exposure links pushed out by the hundreds to many rather than jawing with just a few tied up for the afternoon.

What does seller want?  There usually isn't much sense to play games with DOM and Open Houses aren't very effective in most cases. You can always advertise open the following weekend and cancel it if you get offer before then.

Ellen, with internet marketing the advantage here leans toward Friday. As long as it shows up as a "new listing" that day stats indicate it'll receive about 12% more views than other days.

Satchel Paige said, "Don't look back somebody might be gaining on you."  Get the listing out there ASAP! Today you can reach all of the agents in your market at minimal cost in just a few minutes. Plus you can pick up the drivebys drawn to your location by the open house ads of your competitors, Plus don't give your rivals a chance to "steal" your prospective listing. Sellers can be fickle and abandon you in a heartbeat. Several days more DOM is a very small price to pay.

we never wait.... it's never too late.... MLS is your greatest source for marketing listings.... market to buyer agents!!!  that's via MLS.... call agents in the town and invite them to the open house.... put the open house info in the listing....

facebook marketing and online marketing.... in that order is how we do it.... you may be missing your buyer if you wait... never wait.

Unless the agent is experienced, it is unlikely sufficient time is available to have all the resourced prepared to have a PURPOSED open house that weekend. But, no prep needed for spending time.

Depends on your market and what your seller wants. Too soon for OH advetising, but good for agent visibility and showings over the weekend. I personally aimed to list around Thursday to catch the weekend viewings. Thursday/Friday gave agents time to get in touch with their clients and to schedule.
