It's better if we know some things first. We are taking these people into homes of others that we know nothing about. We owe it to the homeowners to make sure we are bringing serious qualified buyers into their homes. Filling out an online form can be full of half truths and only partially accurate.

I've had this capability and have removed it. No one used it. Instead, I've made the link available via a cloud service that integrates with my website. Although people may use it from a text link or email link they've never actually done so through the web portion of my site.

I do not show a property to anyone I have not met or been pre-qualify. With that said 99% of my business is a referral.

The more I can keep the home buying traffic off of other sites the better off every agent will be.

Now, be aware, an agent should NEVER take that first meeting alone. Matter of fact, NEVER show alone or host open houses alone. I know, for some, this is not practical. Even those who are completely solo, there is nothing that says they can not rendezvous at the office first.

The simple request "Bring your pre-approval paper work with you" tends to flush out the unqualified.

I have a vetting system already. My phone and conversation/interview. Also first time meeting at my office works quite well.

It would be as long as there is a follow up by you or your team. It shouldn't be automatic.

No, not really. I wouldn't show to a stranger just for safety's sake. If they are interested they can contact me and I'll vet them first.

Yes, it could be useful, however I would arrange to meet with them first at my office or a coffee shop for a chat first.. or at a minimum have a conversation with them over the phone.

Might work for young client but not a very good way of communicating. There are a couple steps to setting up showings and in OC many high end houses do not have a lock box, so it's call the owner/seller and arrange time schedule. IF I was tjhe seller I would not like it at all, it would be a time eater

That depends. If I am 50 miles away I can ask if they have a preapproval letter.

 I do not see a on-line request by a stranger for a showing of a property to be of value. I need to have a conversation, at the very least.

I have a contact us form on my listing pages.  I've actually gotten a couple enquiries and they were both 100% legit leads.  Sadly the last one came as the house was a week away from closing.  Had they came a month earlier I could have double sided it.  :(

I don't require any pre-meeting, just a copy of the lender pre-approval.  I always bring my "survival mindset" to the appointment with me... along with other things.

No.  Showing instructions are in the MLS for agents/brokers. Buyers who want to see the home will be vetted prior to showing.

Being in the process of redesigning our website this could be a welcome addition if some parameters can be met.

The old fashioned way of doing business is ingrained in me. I remain available & do everything necessary person to person. I like it & it works. We must not become vending machines or why hire a live agent?

    Since Zillow, OpenDoor, PurpleBricks and other sites are offering this or a similar option, we may not have a choice, if we want to remain relevant.
