Supply vs demand.

A few 100 homes or less is sensitive to local price fluctuation.

Demand is based on affordability(interest rate, disposable income), new jobs created and intrinsic psychological reasons. 

I have people who called me that they have saved ~$1M by renting and send me spread sheet.
