#1 Interest rates. Raise rates and decrease buyers. Decrease buyers and homes for sale increase. When there is more homes than buers prices go down. If banks stop lending the market can crash.

This is an excellent question that can never be answered but only pondered and talked about. Its like the weather and the wind which comes and goes as it pleases. We may find an answer of a type in Mother  Nature and her four seasons where one season hands off to another like clock-work creating what we call a cycle. All living things have a cyclic nature. Supply vs demand.

A few 100 homes or less is sensitive to local price fluctuation.

Demand is based on affordability(interest rate, disposable income), new jobs created and intrinsic psychological reasons. 

I have people who called me that they have saved ~$1M by renting and send me spread sheet.
