Keep in mind that this is just an average, there are many cash buyers out there, and many who are leveraged to the limit.

If you were a really great investment specialist then these are the folks who can build wealth with investment reale state and never pay taxes on the income.

I agree with Roy Kelley - I see many of these folks pass away as Don Baker mentions.  

No, typically these are not people looking to sell in our market.  Their kids will sell after they pass so my wife mails them things, but they aren't high volume sellers.

Those are not only the ones that lenders would want to target for re-financing/HELOC products but, agents too!

Those homeowners have the funds to buy without selling - the best buyers!

I don't understand the question. Sellers sell when they need or want to... that is not in my control as a business strategy.

Better equity rich than under water any day. Your home is not ATM and should not be used for that purpose 

I think that a sales campaign designed around "how to put your equity to work" might resonate with some owners.

Not at all. I'm always skeptical of reports that offer national statistics and use weasel words like "estimated market value". Real estate is local so I am only concerned with reliable local statistics and information.

First off I am not a fan of national stats.  Give me local to be accurate

Nope, doesn't change anything for me.  Homes with equity is the norm in my book, not the excpetion.

I would have to agree with Roy on this one, that most home owners with over 50% equity are probably older and are not looking to move. The only thing that might make sense is if you marketed to the elderly with equity who might want to downsize.

In CA prices are high, it is a great time to sell if anyone has such plans( especially those who need to downsize), but if you ask me if it is a good time to buy..... it very much deepens on a personal situation and financial abilities. 

In my experience that is not true.
