Andy, are you talking about a buyer who's made a bunch of offers and now has his underwear in a bunch because he's not getting immediate answers, or this is the state of things lately with Buyers being impatient waiting for responses?
Either way, the buyer needs to extract his thong, and take a seat.
There's a time for a response and if the seller hasn't exceeded it, then wait. And if the seller has exceeded it, offer is withdrawn.
Buyer needs to understand that buyer's not calling all the shots.

The time to "handle" a buyer is before you show them properties...
A buyer making lots of offers on many properties at the same time is not my kind of buyer...I personally would not want to work with them. They are fishing for the unlikely. Not to forget they will need separate escrow deposits for each property.
Been there, done that...am now over it.

I will work with cash investors who want to make offers on multiple properties. But I won't do that for a rank-and-file buyer, or somebody that drank the HGTV Kool Aid.

I usually don't like working with buyers offering lots of properties at the same time. What is his goal? Is he planning to buy that many properties or is he lowballing each offer to see which one goes through?

Andrew Mooers | 207.532.6573 I'm confused. Are you saying a potential buyer made a bunch of offers on several properties at once and one of them countered the offer???? Sorry, just not clear what the question is.

If they are making legitimate offers, then this should not be happening.

I'll launch rockets as long as the Buyer can afford where he wanted them to land. They're all date & time stamped when they expire so handling them is not the question it's whether this Buyer is realistic or not.

Multiple offers are fine, as long as you are ready to purchase multiple properties.

Explain the situation. If they don't understand, you probably don't want to work a transaction with them anyway.

I have one of these buyers. I will pay cash. I showed him pof from clients they start 7 figures to 8. His was bogus heloc after all. After figuring out what he was up to I refered him to another agent. 60 showings later, he went stright to all listing agents struck a deal directly. He just used a buyer agent as a door opener.

I agree with Mike & Eve Alexander (Eve) that the best time to handle a buyer is from the start of the relationship.
