I dont get excited about any of the current rates, people will buy when they are ready regardless of the rates.

Similar to how a Mortgage person shouldn't give out Real Estate advice I make it a point to not give out Mortgage advice.

I am however aware of the current rates because it relates to my business.

I don't get involved in finding the right loan for the buyer. I will, when asked, make a recommendation for a mortgage broker who can do that for them .

We should absolutely know what packages our lenders offer but, when the rubber meets the road, it's ultimately the lenders who have all of the information you are asking about.

We simply need to know which lender to send the buyers to!

Sure do if you want front row tickets to another real estate closing. The underwriting criteria for a mortgage home loan program better match the property. Local lending works best from service to the good feeling you are dealing with live and local community members creating jobs and helping the economy in your home town. We have lots of gypsy lenders trying to poach the local market that come bearing food gifts to entice us to lend outside the local limits. I love the blueberry pies and treats but no thank you... we deal locally for our lending choices.

I also have regular conversations with lenders in my area to stay in touch with the programs available for our unique market. I always lend my list of recommedations when it comes to lenders, attorneys, inspectors etc...I was a consumer in this market not too long ago so I can always relate my own personal experiences.

There are many resources, e.g. Bloomberg news or any other news outlet. Up or down? There are many Fed watchers that try to do just that at investment banks as their holdings depend on interest rates; not an easy matter. Read reports from Federal Reserve Bank. A good agent should guide a client to a trustworthy lender to select the proper loan and terms.
