It's not a question of these DATA bases (redX, Rebogateway, LandVoice, MLS and etc.) working, it's more of...would your marketing touch points actually work with the expired listing niche?

One would most likely fail when giving this niche a "try", go all in, don't just give it a try.

I have not tried it Mike King . I had pretty fair success with my own personal letter back when I persude expireds but that was years ago.

I've been using it since 2009.  They give you the expireds, solds, pending, and withdrawn as well as the FSBO.  They also tell you if the phone number is on the DNC list.

Expired listing.

There is a drug sold to new agents that is very effective in separating them from their money. That drug is under one of two labels: Expired or FSBO.

A long list of companies sell services to agents targeting these home owners.

What is the outcome?

These homeowners are placed under siege with hundreds of calls from agents who are on the road to addiction. Image 25 calls a day from agents wanting to 'do it right' for the homeowner whose agent failed them. Do you really want to be one of those?

My suggestion is to rescue these homeowners by taking a different path.

There are two things you need to know about expired to aid in creating your pathway to their dining room table. You are well advised to know these two things otherwise your $12,000 contribution to the real estate industry begins the minute you write that first check for an illusion.
