at one time, I owned 23 units....  most were multi families that I converted to condos.... some were single family homes.... the multies were 4 & 6 family homes that I converted.... sold off all of them...

now I have the home I live in and one single family home two doors away from where I live...use that ONLY for family members....grandchildren ....

It is what led us to start a property mgmt firm as well.  So CAl San Diego. 

Also, I work mainly with investors, so it's an extra bonus that I own properties and understand the point of view of landlords.  :)

We had a duplex for about 12 years and sold it earlier this year. I would recommend multi-family units as the upkeep on them is less than having 2 - 4 roofs, yards, etc to keep up with if you have SFRs. It is also nice that if one unit is vacant, you still have someone making the payment (or part of the payment). 

my wife did own several single family units, but in the down turn we sold them.

None here at the moment.

I have from 1-15 unit buildings and 1 commerical building. I am selling all off and going back to buy, fix and sell. My thought is values are as high now as we will see for a while.
