I'll never be tired to repeat: less is more.
Maybe it is just me, but I do not want to see 100 pictures of each house I preview. And .... I do not want to see shopping preferences of Mr. and Mrs. Seller. Somehow I believe, they also do not want the world to know what kind of cans and ketchup they prefer....

substitute "MLS photos" for " a good speech" in this quote ...

Our MLS just went from 30 photos to 150 and I am thinking of ways to use them...just wrote a post about using one for directions...maybe floor plans could be added. BTW, I think showing a well-stocked walk-in pantry is a plus and I like the photo.
RE agents may not want to see all those photos but if the quality is good and they tell a story...consumers are interested. Just my 2 cents.

There's a point at which extra pix are a waste of time. If you show me 20 pictures of the kitchen in 5 degree increment changes? A waste of pixels. There may be times it would make sense (a country estate, a horse farm, etc.), but for your typical home I don't think much more than 20-30 is needed to provide an invitation to the buyers to come see the details in person.

What drives me crazy is pictures that jump all over so you can figure out the flow at all.

Great question. I personally look at every picture, it's basically the first step to inspecting the property without investing too much of my time and energy. The amount of images should depend on the home price and your target audience.
I would supplement the images with a virtual tour. It's the latest feature to appear for this industry and does capture more attentiveness in the audience. Good luck!

As a buyer, I was looking at listings of homes when we were considering moving. I never looked at all the photos. I'd glance at a few, but by the 5th or 6th one, I knew if it interested me.
Our MLS allows 35 and I think that's sufficient for almost all houses; you can show the outside from all 4 sides, the kitchen, dining room, living room, bedrooms and baths and still have room left for other items.
That pantry picture is nuts. I'm sure they were trying to show how much food would fit in it. But actually because there's so much stuff in there it looks too small. They also expanded that photo - flour is NOT that wide.

Pretty soon buyers won't even have to go look at houses, they'll just look at all the photos, 360 videos, aerials, etc, google street views, then send deliver their offer with a drone! On the bright side, it might be a good time to start a real estate photography business. It could cost $700.00 to $1000.00 for a professional photographer to take 150 photos of a property. We can now take photos of the faucets, hose bibs, flowers, trees in the yard, garage door openers, water heater, inside of refrigerators, light fixtures, custom trim, door knobs, and more.

I try to put as many photos as it takes, sometimes 20 are enough, sometimes it will be 35. Although I am taking photos of about everything for my own reference, photos of laundry rooms, garages, and pantry or closet interiors usually won't make it into the MLS. Having said that, on my last listing, I received calls from buyers wanting to know why there were no pictures of the garage.

When you are in a small rural area, when listing say an 800 acre farm with 10 buildings, water frontage, fields, woodlots, views, plat maps, soil conservation field aerials, woodlot management maps. Or a multi unit apartment complex... why scrip on photos when the sockets are there to fill and save folks from far away the need to travel long distances to see details? Video works the best to show and tell.

I don't know if we need all of them but I know that my buyers tend to look at them all... no matter how many are posted.

We used to allow 25 and recently bumped it to 99. Ridiculous!! Pictures should stimulate the desire to visit; not show every nook & cranny... & canned good!

If only there were some Zatarains I might have made an offer. When a home cannot be portrayed well enough to pique my interest by the 10th photo it's likely not for me or the customer. 30 to 40 maximim is okay by me.

Great question? I really think it depends on the property and the potential buyers. If I am looking at a property from out of state, I cannot seem to find enough photos and have to send someone in for more! But basically speaking, if the property is photographed correctly, 30 would/should be max!

Less is more unless you are marketing the Biltmore Mansion with 200++ rooms.

In my opinion, the more photos the better but only if they are professional grade rather than taken from a cell phone fuzzyor dark. More people are shopping online than ever and want a full story instead of just a small selection of the home and surrounding area.

I have never been involved with a house that could justify 100 photos.

way too many. Our MLS allows for 40. The rest of my pictures end up on a single property website. If someone gets to the website they can look all they want to.

100 pictures is about 60 too many!
People glaze over after 30 or so....

Much of the time I don't look at all the photos but then again, I've reached the point where I know many of the houses because in this small town, they have been on the market more than once.
That said, the photos aren't there for ME, they are there to attract a potential buyer. Buyers will often ask me if there are any more photos and my answer is always to ask what they would like to see specifically.
Now, my pet peeve are people that are still using their cell phone to take photos and still haven't learned how to do it properly! Our median price point is $274k and many agents are unwilling to pay a professional photographer to take photos for them. Really wish they would pay $67 and take the iPhone Photography School classes, then at least the pictures of the corner of the bedroom would be exposed properly!

I have found that the first 9 pictures are the ones the websites will be picking up to feature, so having so many pictures is not a prudent decision. For a high dollar house - it is much better to have a virtual tour through the home for potential buyers to utilize.

Inna, I think as long as the photos are pertinent to the home, but when you are looking at photos of stuff like a pantry, or 3 different angles of the same toilet, then there are obviously too many photos.

Unless you are selling a $50mm estate, no reason to show more than 10 - 12 images.

Way too much! I am done after 10.
PS-I bet some buyer puts the groceries in the offer!

Interesting question! And it is especially relevant when people try to put a logical order to their photos to make it akin to a walking tour. Front of house, front door exterior, front entry, living room, living room fireplace detail, etc.
That method might work well as a thorough tour if someone looks through the entire gallery, but some internet sites limit the number of photos. Those sites will automatically pluck the first 15-20 from the mls. So if you are doing a detailed walkthrough, you will barely be into the kitchen in the first 15-20 shots! When I was doing postings on the mls, I would put the main rooms and "must see" shots first, and the supplemental ones at the back of the list. It might not follow a strict order of walking through the house, but at least I would know that my 'must see" shots would feed to the other sites.
I also agree that 100 shots is overkill. I suppose it might impress the seller... At some point, people just have to go to the house and see it in person, don't you think?

If you're going to have a 100 photos, seems to me the virtual tour would be better. I can see you taking 100 photos and then choosing the best 25 photos to use for the MLS.

We now have 150 picture capability - and 4000 characters for comments - UGH

Have not seen 100 photos before of any luxury property. Probably was a selling point to the owner. Seems like overkill. Well at least we know their pantry is organized. :)
4,035
As a buyer's agent that is something that makes me crazy - pictures in the mls showcasing the furniture or the decor of the present owner - not showing pictures of what the home really looks like - honesty in pictures would make the home buying process so much easier - i know that if there are crappy pictures buyers wont go look - im not saying show crappy - just don't focus on the living room couch ....

LOL on the groceries... at least they convey there is plenty of pantry space! As a Realtor I do not look at all the photos of a home, but I know my clients do! Both the Seller of that home and online buyers. Most Buyers today begin online, so the photos are important. From experience I can tell you when there are less than 10 photos people are disappointed. More than 20 they often move on unless you're in a high in home.

I think 25 - 30 photos is good for most properties. 100 or more, only serious buyers will take the time to view these.
216,904
No. The pics are supposed to entice them enough to view the property and give them an idea of the layout. I am always amazed when an agent posts a pic of a table, furniture or other odd fixture. At least this pic is lit quite well and shows the extensive storage in the pantry!

If the house is exceptionally large or unique or the property is very large with lots of unique features to show more photos is better. But we don't need 100 photos for the average home.
