This time of year has a seasonal slow down. However, compared with last year, we are definately seeing a slowing in sales.  There are many price reductions and days on market are growing.

It's fairly solid... high end properties sit, but they are not a huge part of our market. We are not yet in a buyer's market. I wouldn't even say we are in a fully balances market as yet if you look at inventory.

still a sellers market where I am in Georgia.  prices still excalating, but we were much slower to rebound after the housing crisis, and it started here about 18 months after the rest of the country as well.  Rural America seems to be a follower in the housing market based on my examination of the past 26 years in this business.

Seems to be slowing down a bit, and I'm not seeing the "multiple offers" as often and prices seem to be staying the same or depending on price range, we are seeing a number of reductions as sellers become more motivated to get it SOLD before winter sets in.

In our area homes over 2MM are hurting. Tax changes are hurting both builders and homeowners making the inventory for the higher priced homes high with few buyers, and many low ball offers!

        We have houses for sale in all price ranges.  Buyers have choices!  For sellers, if they price their house right, they can expect a good offer in a reasonable time (the exception is the high end houses - they take a bit longer to sell).

Depends what woods, Calabasas, Tarzana, etc. valley housing sales are slowing down, West LA ( I have a property coming) is still hot. Leases are needed everywhere.

It's gone from a Sunny Seller's Market to a slightly cloudy mixed market. Well priced, well presented listings are still selling, but if there is anything not "perfect" about a home, it tends to linger.

They added about 450,000 highly paid high tech jobs last few years. Total employed FT is 4,000,000 with no layoff. The people need to live somewhere. Homes often stay on the market like 3 weeks with no offer. If offers coming in are mostly unacceptable by sellers.

People hear something negative and want to jump in only when prices are even lower.  Sellers need to make mental adjustment as most still think they can make a killing.

The size of the pie has been decreasing while the number of seats at the table is perpetually increasing. The measurable outcome has been the big players who spend the big dollars is getting bigger. The traditional solo practitioner find themselves in a cat fight with the newbies who have only one thing to offer.

But, if analysis is done on the FULL SPECTRUM of real estate transactions, the percentage of those selling via alternative models is steadily increasing. Be aware, if these transactions were included in the traditional model, the pie would still be smaller.

What this suggests to me is alternative methods are not confined to boom or bust real estate climates but is more related to an informed consumer.

It is clear to me that for an agent to protect their margin they must reevaluate the 'list of die' mantra and apply more in-depth analysis regarding buyer representation.

Much like the 90 Degrees and sunny weather, the RE climate in the TAmpa Bay area is also sunny.  The end of summer inventory that missed it on price point are reducing prices(buyer market today), a holiday month is coming and the snow birds and spring training folks will start the year off like they do every year.

Not so hot in higher ends of NY.  Not good after election and especially worse since tax increase from the government.  Yes, it's a big increase here due to limits on SALT tax, so many have lost $30,000-$80,000+ in tax deductions.  I think the very high net worth individuals will be fine as they may offset some of it if they own companies and decide to hold on to their properties until taxes changes.  Higher end homes are sitting there as they are way less affordable compared to last year.
