Oh absolutely help them! I had that happen once with a buyer who didn't realize their identity had been stolen. It took 6 months to get that cleared up and I even ran to the IRS office to deliver some paperwork for them while they were working one day.

Definitely don't leave them hanging - one day, they will be ready to buy!

I've saved many deals with loan issues. Typically I find it's the lender more than the client, since they are pre-approved before we begin. I call in my big gun Jason E. Gordon  when clients insisted on working elsewhere originally, he's my fixer.

I definitely would not take the "it is their problem" approach. As Real Estate Licensees, we have a fiduciary responsibility to pursue the best interests of our Clients at all times. In the case of "an issue with the loan" it can oftentimes be solved with a simple phone call and/or a referral to a more qualified Lender. Remember that many Lenders are simply "inbound call center salespeople" who are learning on the job. I would respectfully recommend you make sure to have a more seasoned "relationship based Lender" on speed-dial for moments like this one.

Do what you can, including, perhaps, a different lender. I suppose it depends on what the issue is with the loan and if there a work-around. What does the buyer have to say...what about the lender?

Sometimes I just do not understand the way you think Mr.Feela. In "my" world I go ABOVE & BEYOND for my clients and that is why I was always a TOP AGENT/BROKER in my area. We don't get PAID till the deal closes so why would you sit there as a professional and say "it's their problem?"

I did not give up this year on one of them.

20% down payment was not enough to purchase a condo, buyers did not want to put extra 5-10%... 

At the end, I think buyers did not want to buy that property as much I want to sell. :)

I had a client who had an issue with the loan a few weeks (or longer) into process. Why? Because one of the documents he needed to provide was a copy of his divorce decree - imagine his surprise when he found out he hadn't been divorced years ago as he thought; the judge (another country) never signed the papers and never notified him. Anyway, it was a wrinkle in the process that took some time to resolve, but we worked through it and he was able to purchase eventually.

So if there are solutions, definitely help identify them.

You seem to forget that we are all on the same team, with the goal of getting a sale done and closed. It's not "their problem", it's our problem! As a mortgage broker, it is my responsibility to get this sale to closing and to fix any issues, if it can be fixed. Should I need help from the agent, I make a phone call, but rarely does that happen. Never, ever "write off "a client". We work so hard to get a client, so why throw them away at the first sign of trouble? The lender needs to tell the agents what to issue is and what he/she needs to resolve it. Since I don't know what the issue is, or how bad it is, I can't advise you on your next step, just remember, agents and lenders are all on the same team

Help the client. That is why they hired you.

Identify the lender, which you have FAILED TO DO, and place lender on the Worthless Pre-qualification list.  When the seller who hired you gets an offer from the same lender you will find this experience meaningful. And YES, you should expose that lender.

However this situation is better than CHASE who likes to find things the week of closing.

PS: Sometimes it's not the borrower but internal measure within the insittution that are the cause. So that makes it NOT the borrowers problem (Chase never confesses the cause) but everyone involved pays a price.

Sometimes a Buyer's problem is temporary or "fixable" with the current lender.  And as others above have pointed out, sometimes one lender has a mortgage program that will address the specific needs of a buyer that another lender does not.  (Those are the times a professional LO will provide a referral to another LO that CAN help.)   And yes, there are those times when some lenders don't know what to do or they drop the ball.

Bottomline ... I'd gather all the facts before abandoning a client or give up on them.

I would do whatever I could to help and have done so on numerous occasions where there was a problem with financing...Sometimes it was just mortgage agent who was not knowledgeable or did not have sufficient experience, so I referred them my mortgage broker of choice.

Even if my client is using another lender, I have them PQ with my preferred smartest guy around lender.  I rely on his expertise.

In 20 years, he has never been wrong and if he says they are good for a loan, he closes it.  

I never have deals fall apart over financing...
