A lot depends on the type of property.  If it is a single family home, make sure the curb appeal is there.  You can't sell it if the buyers don't want to walk in the door.  The yard should be weed free and the grass mowed and edged. Fresh flowers should be planted and the home should be freshly painted with the windows clean. In the inside, the home should have all the clutter away and be staged well and again, clean.

Remove half of all the stuff in the house and deep clean, remove some more stuff and paint neutral, repair defferred maintenance items, plant monochrome flowers in the front, deep clean again.

Remodeling the kitchen or adding a room right before you list the house is a waste of money
