1. Depends how well you accept rejection. You're trying to make a connection here don't get into a selling mode at initial contact. Inform them! FOLLOW UP

2. Make sure you can still run fairly quickly! Give them something for their time if they are willing to listen. Again, you are on an information gathering mission keep notes on everything they tell you. FOLLOW UP

3. TRACK EVERYTHING to learn what works for you in your market. Don't be afraid to experiment but always track your results.

Warm to the need door knocking, FB ads (managed nicely by a vendor), direct mail.

I'm in a different line, but these methods worked well for me in real estate with the exception of FB (hadn't weaponized that method until I was out of representative real estate).

If it was me you were marketing to I wouldn't appreciate anyone coming to my door- the dog goes ballistic, I have no idea who you are, etc etc... if you're going with these 3 methods strictly I'd check the DNC list & call those who aren't on it.

they're ALL effective methods of marketing....you'll use what works well in your area....and with what you're comfortable doing.... if you are uncomfortable cold calling, you won't do it!!!! so find what works best for you and go full force with it....mine has always been direct mail marketing with standard size postcards.... they make my phone ring with fresh new listings....

Depends on how well you do any or all of them.  Paid advertising may make the phone ring sometimes (or email go off), but if you can't convert the lead it's a waste.  Some people have been successful with all, others not. 

If you're new, keep your money in your pocket until you've worked your sphere of influence and closed a few deals. Then you have success stories to tell.

There is no mention of direct mail - that's the winner for me.

I don't like to be door knocked or cold called so I would never do it.  I feel paid advertising is not effective enough for the cost. 

Personal networking, a good website, blogging, and target marketing are my choices.

Effective in getting clients? Marketing existing listings well, sending out post cards, sending newsletters/emails, developing and updating web sites, writing online blogs about your area and business, conducting open houses, speaking to everyone you know and let them know you are there to help, establishing strong relationships with business partners, finding a way to bring value to the market. There are a lot of ways to meet potential buyers and sellers, but it all takes time and effort. Good luck.

I would say cold calling and door knocking only work if you do mail outs, which is more like warm calling. Paid ads have to be targeted for them to work.

For me, as I'm part of a Team, Open Houses and Referrals work the best Irvin Nierras.  I have also done Direct Mailing, and know that you have to be consistent at this one, because it can be successful.  The three items you mentioned are all doable, though not ones that I personally do.  Best of Luck!

some adwords have been kind to me.  But I don't cold call or door knock because I don't like being on the receiving end of those.  I'd NEVER do business is with someone who knocked on my door and wasn't selling girl scout cookies.
