If they are not planning on buying 2 homes, there is no need to start looking for another home. 

It is not that they have concerns with the property under contract...they just can't stop thinking that there is something better around the corner. Professional lookers. Are they going to do it again on the next house?

Are they really going to put down another escrow deposit and accept the liability of  being under contract for 2 properties at the same time?

I bet not.

The solution to any problem is to educate the buyer before you start showing property.

That should have been laid out at the orientation meeting (day one). However, unless they feel there's something shkay about this deal, they need to go all in to win.

I used to continue to show property after an offer was accepted in the short sale years, but these days, an accepted offer means no more showings and I shut off the search; how? I tell them, "sorry, we need to either cancel or focus."

If they are not in full contract why not keep showing them more houses? In NC we have a due diligence period and it's really up to the buyer to decided if they want to go through with the purchase. The last thing you want is to have them pull out due to buyer's remorse.

I have this talk before writing the offer and if they still are not sure again before they sign it. I would tell them it is serious business to enter a contract and then want out because the change their mind

It sounds like they need to be educated on the home-buying process.

I guess I would ask them if they have the ability to buy multiple homes at once. If not, why bother since they have a home under contract.

Wasting everyone's time isn't cool.  Even though we talk this out with buyers during the process they often don't really hear it.  I would take a deep breath and have a real conversation with them starting with: "Tell me what's going on here"...  Listen twice as much as you talk and see what they say.   And maybe a couple of other showings really will allow them to move forward more confidently.

Praful Thakkar In MA we use a Contract to Purchase as our offer form. Once the offer is accepted we have a legal binding contract. I would remind them of that.

Once there is an accepted offer there is a small window of time during which the buyer can back out. If they are looking to leverage themselves into a better purchase during this time I would show them the listings. Hopefully that would put to rest any apprehension they have about making the right choice. Unless there was a much better deal out there I would encourage them to complete the deal they entered into & remind them why they wanted that home to begin with.

Promise them that there will be more homes if this one falls thru but I think I am with Nina on this one. If they just need to see a few more to feel comfortable I would do it. If the deal falls apart you want them to feel that you were on their side with their best interests at heart

I have entertained buyers in this scenario once.  We went to one other house, and it was easy for me to point out the flaws in this one compared to the one they were under-contract for.  Granted, these buyers only saw 2 other homes before deciding on one to put in an offer on.  Usually, I spend much more time on the front end showing homes, so I had no problem showing them one more.

There is a school of thought and a business principle  that a buyer ought to keep shopping for a property until close to make sure that a better property does not come along, and that buyer agents should help them do so.

I continue to show them houses.

Why? So they don't do anything stupid.

I want to show them, "You've got a good deal. As you can see, you have the cream of the crop under contract. Now. start packing."

Now if their agent got them into a marginal deal. letting the buyer see more houses could require more work.

I had a buyer do this on one of my listings. They were doing this though by traveling in from 5 hours away, and they were doing it months beyond the due diligence period had concluded. They were also a cash buyer, buying as-is. We had to retain counsel on this deal...best money ever spent.

Why would you be wanting to look at  more homes at this point? You love this home and are committed to buying it, right?  Then see what comes up.....most of the time 'if' this comes up it's just jitters by first timers.
