If I had to choose one it would be sellers because I love to market.

Gosh, I love them both because working with both (NOT on the same transaction, just in general), I learn how both sides 'think.' I don't have to speculate what's in the minds of the other side.
That said, I love marketing so, I think if I could only represent one, it would be sellers. I enjoy the challenges with sellers - buyers are easier, in my opinion.

I vote for sellers. Easier to manage my time. I can handle 12 sellers with no help. No way I could show houses on a weekend to 12 buyers.

I've been in the business for 40 years.... I worked with buyers during my first 6 months in the business... I'm learn quickly....I was always a listing agent from that 7th month going forward 40 years!!!
I only worked the buying end when a seller was buying locally.... I always stayed local, too....my town and towns that surrounded my town...
when you have listings, you're always in business....ALWAYS... you have the ability to make much more money that one who works buyers and sellers... buyers are time consuming...
a listing agent can list 30 to 40 resale homes at one time ...a buyer's agent can work a few buyers at one time.... price the home properly and there will always be a buyer for it, no matter what the market condition may be at any one time....

Sellers. They have a specific home to market. It's pretty straight forward. Buyers are quite a challenge in my experience, you really never know what they will actually end up buying. This is partly the fault of the market, of course, what's available in their price range. Whether they need a loan or pay cash. Are they relocating or from the area. Are they "serious" buyers.

Today, working with sellers is most beneficial. Why? It has been baked into the real estate tradition since 1950.
However, a change is coming. Agents should stay alert and when the switch to buyer preference occurs, be ready. Why? Consumers will realize those doing the most work are the ones that should be paid.

I'd work with sellers... more control over my time. But I prefer to have a balance of both. It costs less to work with buyers and I'm a better buyer's agent if I work with sellers and a better seller's agent if I work with buyers as that way I'm fully aware of the perspective each brings to the table.

I love working with both, but if there was only room for one, I'd say sellers. If the house is prepared/priced correctly, there's always a payment at the end. With buyers, sometimes they change their mind, decide to look in a different state/area, disappear, can't get funding, or any number of other issues.
