It depends on the state, the property, and the easement.  Title and escrow, perhaps an attorney if attorneys are used in your state, can answer this specific to your situation .... or perhaps the real estate instruction can answer the question.

Most easements go on in perpetuity although private and prior use easements can have many stipulations while prescriptive easements may additionally have time limitation which can be revoked. The Title Company can ease concerns since they should be written and recorded.

Most transfer with the sale and are noted on the Title Report.  I would refer the buyer to review that and ask the Title Rep any questions they might have.

In almost all cases, it transfer with the property if the easement is called out in the deed. Examples include a utilitiy easement. Itmes like a shared well or driveway maynot be recorded if a deal was made between two neighbors and in this case it could expire upon sale of property. Check with the Title Company or Closing Attorney for specific details.

If it is in the deed it transfers. If it is an agreement between neighbors they have better get the legal part of it done before someone is short changed. See  an attorney.
