Every transaction in NC requires subsurface rights Disclosures be provided by the Sellers. Subsurface transfers with the property unless previous (or current) sellers reserved those rights, which must be noted on the subsurface rights Disclosure.

Aside from that, water rights and water shares are not issues with which I have ever had to contend.

If a property has its own well, it will be on the contract.

In San Diego, CA  we all have water rights: it's called La Jolla Shores and Mission Beach. Oh in real estate, it never comes up in my world.

All I know is if I do not pay my water bill, the city has the right to cut off my water supply.
