Fred - Alpharetta is close-ish to Cumming but with Atlanta traffic... nothing is close - LOL.  Tammy Lankford, one of the RE STARS of my life, lives about 2 hours south - my friend, Jordon Wheeler about one hour south of there - Thom Abbott has the Midtown Mojo - at least 30-40 minutes away with no trafffic. I'm marketing one of those in MY area now.... 

I do target marketing.... I created a database of builders in that area and I've created a postcard that will trigger a phone call.... mine will sell....

this Q & A section will NOT sell your listing.... market it properly and they'll be waiting in line with numbers, just the like the deli!!!!

 Are you connected with any investor groups in the Atlanta area, or on FaceBook.  That would be a good place to start.

I'm confused by your question. You are looking for flippers which presumes there is a property for sale; at the same time you say the property is under contract.

not sure why you need a flipper for a house you're under contract with, but I know a builder in Cumming that I think a lot of and I'm sure he knows some flippers, but what's the role of a flipper here?

Former low end Atlanta area flipper here. If the ROI is there, the wholesale buyer will be found, market it as such with all the pertinent investment numbers, scout out the local REIAs.

 Shawn, this is the time to contact the real estate agent you have been using to market and sell the properties you have flipped.

The agent will know exactly what to do to create the list of active flippers at that price point in your area.
